PLANNING CONSIDERATIONS:
1. This request is located in east Little Rock in an area
of residential and nonresidential zoning. The area,
west of Bond Street, has been developing as an
industrial pocket and what residential uses remain have
been heavily impacted by the industrial uses. A
majority of the tracts have been zoned for industrial
use and a similar reclassification is appropriate for
the property in question.

There are no right-of-way or Master Street Plan
requirements associated with this request.
No adverse comments have been received from the
reviewing agencies at this time.

6. There has been no neighborhood position expressed at
this time. The site has been vacant for a number of
years.
7. The staff recognizes long-term industrial development
for the area with Bond Street being the eastern
boundary, north of East 6th Street. Any planning that
has been done for this part of Little Rock, through
various federal programs, has always indicated an
industrial district west of Bond Street.
8. Staff recommends approval of the "I-2"
reclassification.
PLANNING COMMISSION ACTION:
The applicant was present, also Debbie Nye, attorney for
Twin City Pickup Service, was present and described to the
Commission the proposed plans for the property. There were
two objectors present, but their names were not offered for
the record. The Commission held a lengthy discussion. A
motion was made to recommend approval of the application as
filed. The motion was passed by a vote of 10 ayes, 1 no and
0 absent.
