Landscape Construction Notes
1. Approvals: Landscape Architect or Owner shall approve plant materials, and hardscape materials prior to installation for conformance to specifications, placement, and quantities
2. Landscape/Irrigation Contractor(s) shall coordinate all activities with the General Contractor, Project Engineer or other on site coordinating authority throughout the landscape/irrigation
system construction process
3. Plant quality and selection shall be in compliance with the plant materials list and in accordance with the latest standards set forth by the American Nurseryman's Association and the
Arkansas State Plant Board. Deliver plant materials to site with identification labels attached or certification of size, species, and variety by supplier. Plant materials with broken limbs,
scarred or scrapped trunks, and loose root balls or loose in their containers will not be approved. Trees and shrubs indicated on the plan shall be of the same varietywhen optional multiple
varieties are noted, unless approved by Landscape Architect.
4. Quantities: The contractor is responsible for verifying site measurements and plMnt/construction material quantities. In the event of conflict, notify the General Contractor or Landscape
Architect.
5. Plant Material Installation: Install all trees and shrubs in accordance with the details shown on the plan. Specifically, install all shrubs 1 inch above finished grade of bed. Install all trees 1
inch above finished grade of bed or lawn. (see planting details)
6. Drainage: All site grading shall comply with the Engineering Plans.
7. Planting Soil: For Landscape installations, excavate landscape beds 6" below finish grade, place new soil mix specified below and soil mixes; lightly tamp to compress; fine grade in
accordance with the Engineering Drawings.
a) Imported top soil shall be free of all weeds, grass, rocks, roots, and construction debris. Test imported top soil and amend as
recommended by Pulaski County Extension Service. Submit test results and proposed amendment samples to landscape architect.
b) Use SuperSoil to construct beds. SuperSoil shal be composed of a mixture of a minimum of 40 % compost and 60% imported topsoil
mechanically blended and delivered to the site for direct ploement in beds.
c) Tree Pits: On site soils may be compacted. Loosen soil in a 4'x4'x4' tree planting pit and install tree in topsoillsite soil mix.
8. Site Conditions: It is anticipated that the site has unfavorable planting conditions. On site soils are likely to be clayey, stony, and mixed with construction debris and/or compacted for
parking g of buildings and construction p g lots.
a) Shrub Planting Beds: Excavate a minimum of 6 inches below finish grade and remove debris for placement of SuperSoil.
b) Tree Planting Pits: Excavate a minimum 4' x 4' x 4' pit and return excavated soil to pit. Excavate tree planting hole per detail and mix on site soil with super soil at a 1:1 ratio in tree
planting hole and install tree in loosened pit soil.
c) Lawn Areas: remove top 3 inches of on site soil and repace with imported top soil.
9. Irrigation System: Landscape contractor shall install an irrigation system. Adjust system to keep over -spray off of buildings and pavements. General Contractor shall install sleeving
(double, 4", Schedule 40, PVC piping -sealed at each end -see detail) under all new pavements to accommodate irrigation system (see landscape plan). Mark the location of sleeves for
future reference. Coordinate location of irrigation meter, irrigation control box and electrical supply with Owner or Contractor. Owner or General Contractor shall provide water meter and/or
water connection for irrigation sysytem and yelecytricai connection for irrigation controller. Landscape Contractor shall demonstrate full coverage performance of irrigation system for
approval by landscape architect prior to acceptance, and shall demonstrate operation of system to owner when delivering operation manual and warrantees.
10. Hydromulch: Use seasonally adjusted industry standards for mixture of seed, water, fertilizer, fiberous binder, and adhesive. Seed areas to be hydromulched with suitable
seed/fertilizer/cellulose/water mixture to achieve solid grass coverage for the seeding season. Thoroughly and regularly irrigate seeded areas to achieve full grass coverage. Regrade
eroded or poorly performing areas and reseed as may be necessary with Common Bermuda seed or other grass mixture appropriate to site conditions to achieve permanent grass
coverage.
11. Mulch: Install shredded hardwood or shredded cypress bark mulch 3" deep in all planting beds and in a 2-foot radius around all trees. Depth shall be measured after mulch has been
watered. Do not place mulch on top of groundcovers, shrubs, shrub branches, or within 1" of tree trunks and shrub or perennial crowns. Cover tree basins and soil rims with 2" of mulch.
"Tuck" mulch behind steel edging and behind curb to reduce erosion. (See Detail)
12. Steel Edging: Provide and install Ryerson ® steel edging or approved equal. Provide painted stakes or hooks as needed to firmly set edging material in clean, sharp, straight and arced
lines as shown on plan. Edging height: shall be 1" above lawn.
13. Sod: Sod shall be fresh cut and delivered to the site for placement within 24 hours of cutting. Place specified sod within 24 hours of recieving sod on site. Yellow, brown, dried out, or
otherwise damaged sod shall be rejected by General Contractor or Landscape Architect.
14. Sod Placement: Remove all grass, rocks, roots, and construction debris from areas to be sodded. Place topsoil and siol amendments and belend well, Rough grade lightly compact
then fine grade in accordance with the Engineering Drawings before placing sod. Install sod with tight jionts between sections. Roll as needed to achieve a smooth, evenly graded, lawn
surface free of gaps, cavities, holes, or uneven areas. Match the elevation of adjacent surfaces. Trim edges to asmooth line. Irrigate sufficiently to establish sod.
15. Gravel: Provide 3" layer of 1" crushed stone or similar washed gravel over heavy duty weed barrier. Place weed barrier and gravel after area has been graded and compacted in
accordance with the Engineering Drawings.
16. Utilities: Call Arkansas One Call, Inc. (501-833-8045) prior to construction for the location of utilities that may be affected by installation of landscaping or irrigation system. Call
Arkansas One Call if prior markings have been destroyed. Locate, flag, and protect existing irrigation heads, valves, electric systems, sleeves, drainage, and other existing on site
improvements prior to construction. In the event of damage to utilities or eisting syE4tems that are to be preserved, Landscape/irrigation contractor shall repair the damage at his expense.
17. Alternate construction techniques or details may be suggested by contractor for approval by the Landscape Architect to ease construction time and cost to the Owner/General
Contractor if the proposal will achieve the same results.
18. Guarantee: Guarantee all work performed under this contract for a period of one year. Guarantee replacement plants and materials for a period of one year from the date of
replacement.
