USE AND ZONING: North - Vacant, Zoned "I-3" South - Vacant and Single Family, Zoned "R-2" and Outside City Limits East - Vacant and Single Family, Zoned "0-3" and "I-1" West - Vacant and Single Family, Zoned "I-1" and "I-3" PLANNING CONSIDERATIONS: 1. The request involves four separate ownerships and is primarily to allow an industrial use on one of the tracts that has been in existence for approximately 25 years. Most of the property is undeveloped except for single family units along the Alexander Road frontage and a number of accessory buildings. The industrial use is located in a building approximately 360' off Alexander Road and there is a separate office. The single family use would continue on Alexander Road frontage. 2. The site is wooded and rural in nature. The property extends approximately 1,328' from Alexander Road. A majority of the back portion is pasture land. 3. Additional right-of-way for Alexander Road is required because it is classified a minor arterial requiring 80 -foot of right-of-way. Currently, there is a 50 -foot right-of-way. No other adverse comments have been received from reviewing agencies at this time. 5. There are no apparent legal issues associated with this request. 6. The site was annexed into the City in 1979 and brought in as "R-2." It is one of the few "R-2" parcels remaining between Alexander Road and the Missouri Pacific Railroad tracks. There is no recorded neighborhood position. 7. The Suburban Development Plan recognizes this location and a larger area for major industrial development, including light industrial strip fronting Alexander Road. This proposal is compatible with the adopted plan and is appropriate for the location. 8. Staff recommends approval of the "I-2" zoning with the exception of a 300 -foot strip of'"I-1" zoning fronting Alexander Road. PLANNING COMMISSION ACTION: The applicant was present and agreed to amending the application to reflect the staff's recommendation. The Commission discussed the request briefly. A motion was made to recommend approval of the application as amended to rezone the south 300 feet, fronting Alexander Road, to "I-1" and the remaining portion to "I-2" as filed.
