STAFF ANALYSIS
The request is to rezone a 20 acre Tract from "R -7A" Mobile
Home Subdivision to "R-3" Single Family. The "R-3" district
permits the minimum lot size of 5,000 square feet which
allows for an affordable housing development. The property
is located in an area that is exclusively single family with
some land still undeveloped. The existing single family
uses are either on large lots or part of a conventional
subdivision. The current "R -7A" zoning appears to have had
no impact on the neighborhood and it is anticipated that the
"R-3" will not create any problems. The site was rezoned to
"R -7A" in September 1983.
STAFF RECOMMENDATION
Staff recommends approval of "R-3" as filed.
PLANNING COMMISSION ACTION: (7-22-86)
There were no objectors in attendance. The applicant was
present. After a brief discussion, a motion to recommend
approval was made. The motion passed by a vote of 8 ayes-,
0 noes, 3 absent.
