This land is zoned O-2, Office and Institutional District with a CUP (Conditional Use Permit) for apartments. There is an existing apartment complete on the land (Fitzroy Chenal). Change area 2: Suburban Office to Service Trades District. The location is southwest of Kanis Road, southeast of Rock Creek. The Land is Zoned PCD, Planned Commercial District. The land is currently developed with a mini-warehouse development (Chenal Storage Center). Change area 3: Residential Low Density to Public Institutional. The location is northeast of Kanis Road, east of Baker Elementary School. The land is zoned R-2 Single Family District with a CUP and PDR (Planned Development Residential). The PDR is for a mosque and related school owned by the Islamic Center of Little Rock, INC. Change area 4: Residential Low Density to Residential Medium Density. The location is southwest of Kanis Road, northwest of Panther Branch Drive. The Land is zoned R-2, Single Family District. It is currently undeveloped and wooded. There has been proposals for multi- family on a portion of this area in 2014 and 2015. Change area 5: Residential Low Density and Suburban Office to Commercial The location is either side of Kanis Road, north of Panther Branch Drive. The land is zoned PDC (Planned Development Commercial) District and R-2, Single Family District. The PDC land is developed as ‘Chenal Pet Palace’ and pet grooming and boarding facility. The R-2 land is mostly wooded and undeveloped there are a couple of structures on the land (former residences). Change area 6: Residential Low Density to Residential Medium Density. The location is northeast of Kanis Road, east of Panther Branch Drive. The land is zoned R-2, Single Family District. Most of the land is undeveloped. A portion has been cleared. There are several structures on the land most currently unused. Change area 7: Suburban Office and Mixed Office Commercial to Residential High Density. The location is southwest of Kanis Road, between Panther Branch Drive and Cooper Orbit Road. The land is zoned PDR, Planned Development Residential and C-1, Neighborhood Commercial District. The land has been developed as an apartment complex – McKenzie Park apartments. Change area 8: Mixed Office Commercial to Residential Medium Density. The location is between Kirby and Asbury Roads, north of Kanis Road. The land is zoned R-2, Single Family District. The Asbury Tract has a single-family house on it. The Kirby Tract is primarily vacant. Change area 9: Mixed Office Commercial and Suburban Office to Commercial. The location is either side of Kanis Road, east of Kirby and the northwest corner of the Kirby-Kanis intersection. The northwest corner of Kanis and Kirby Roads is zoned C-1, Neighborhood Commercial and developed as a convenience store with gas pumps. The southside of Kanis Road is zoned C-3, General Commercial District and is wooded and vacant. The north side of Kanis Road is zoned PCD, Planned Commercial Development District and is undeveloped and cleared. Change area 10: Mixed Office Commercial to Residential Low Density. The location is southwest of the Kanis Cooper Orbit Roads intersection. The land is zoned PRD, Planned Residential Development District for a proposed attached and patio home residential development. The land is currently undeveloped and wooded. Change area 11: Mixed office Commercial and Suburban Office to Residential Low Density. The location is east of Woodlands Trail and south of Kanis Road. The land is zoned R-2 Single Family District and is undeveloped and wooded. Change area 12: Residential Low Density to Public Institutional. The location is north of Cooper Orbit Road, across from Glisten Lane. The land is zoned R-2, Single Family District. It has been developed as a retreat, currently used as a rehab facility – Recover Centers of Arkansas.
