Capital From Residential to Commercial Gentlemen: In a determined attempt to keep our neighborhood purely residential, I have repeatedly joined other property owners in the Sunnymeade Addition in opposing all issues that have arisen that would allow business development to encroach upon and destroy our residential neighborhood. In this respect, the issue under consideration now is no different from the other other issues that we have universally opposed. In particular, as owner of Lot 28 Sunnymeade Addition, I oppose the rezoning of the property located at 7900 West Capital from residential to commercial for these reasons: 1. Mr. Huntsman, the owner of 7900 W. Capital, is willfully and knowingly operating his business at this address in direct violation of the Little Rock zoning ordinances; 2. This business requires an inventory of commercial rolling vehicles and other heavy equipment, to include: A. Trucks of various sizes and types, B. Trailers of various sizes and types, C. Several sedans for the owners and the sales force of the firm. These vehicles are stored openly, without cover, in the front yard of this residence. This fleet creates an unsightly nuisance in our neighborhood. I specifically object to the continuance of this condition across the street from my property. I cannot look out the windows on the front of my house without seeing this fleet of vehicles. Little Rock Planning Commission Page 2 4 + Recently, I saw a huge 18 wheel diesel truck and trailer parked on these premises overnight loaded with heavy equipment. 3. Routine and recurring off-street business traffic flows to this property through our neighborhood. This traffic includes delivery vehicles either picking up or delivering inventory to these premises. 4. There are several storage tanks located on these premises that may contain flammable or caustic material. I strongly urge each member on the Little Rock Planning Commission to deny this rezoning request for these stated reasons. We do not want spot zoning to ruin our neighborhood.
