IV. Engineering Comments:
A. Dedicate right-of-way and improve Hinson Road to
minor arterial standards.
B. Improve Hinson Loop Road to residential street
standards. Dedicate sufficient right-of-way for
residential street.
V. Staff Analysis
There are no major problems with the development.
However, the applicant has not submitted plans for
treatment of the perimeter areas. Staff is requesting
that the applicant submit landscaping plans before the
May 10th meeting.
VI. Staff Recommendation:
Approval, subject to:
(1) Submission of a plan showing area devoted to
landscaping.
(2) Dedication of right-of-way and improvement of
Hinson Road to minor arterial standards.
(3) Improvement of Hinson Loop Road to residential
street standards and dedication of sufficient
right-of-way for residential streets.
SUBDIVISION COMMITTEE REVIEW:
The Committee decided to pass this to the Commission,
subject to:
(1) Dedication of right-of-way and improvement of Hinson
Road to minor arterial standards.
(2) Improvement of Hinson Loop Road to residential street
standards and dedication of sufficient right-of-way for
residential street.
(3) Submission of plans showing areas devoted to
landscaping.

PLANNING COMMISSION ACTION:
Mr. Ron Tabor of Flake and Company represented the owner. A
landscape plan was submitted, and the applicant agreed to
provide the necessary dedication and improvements. A motion
for approval was made and passed subject to Nos. 1 and 2 of
the Subdivision Committee's review. The vote was 10 ayes,
0 noes and 1 absent.
