Branton Location: 525 Oak Street (at West 6th) Request: Rezone from PRD to "R-3" Purpose: Single family Size: 0.20 acres Existing Use: Vacant SURROUNDING LAND USE AND ZONING: North - Single family, zoned "R-3" South - Single family, zoned "R-4" East - Single family, zoned "R-3" West - Vacant and single family, zoned "R-3" STAFF ANALYSIS: The request is to rezone two small lots at the northeast corner of Oak Street and West 6th from PRD to "R-3." The proposal is to construct two detached single family units on the lots. (Permits for both residences have been issued and are currently under construction.) The existing PRD classi- fication was approved in 1983 for a three -unit townhouse development. The proposed project was never developed and the property was vacant until recently. Land use in the area is primarily single family with some duplexes scattered throughout the neighborhood. Several of the lots are undeveloped, including one directly across Oak Street. Zoning is a mix of "R-3," "R-4" and "0-3." The requested rezoning is compatible with the surrounding neighborhood and Staff supports the "R-3" reclassification. Because of the existing PRD designation, the Planning Commission will also need to adopt a resolution recommending revocation of the PRD in addition to the rezoning action. March 7, 1989 Item No. 3 - Z-3947-8 (Continued) ENGINEERING COMMENTS: None reported. STAFF RECOMMENDATION: Staff recommends approval of the "R-3" request and that the existing PRD be revoked. PLANNING COMMISSION ACTION: (March 7, 1989) The applicant was present. There were no objectors and the item was placed on the Consent Agenda. A motion was made to recommend approval of the "R-3" rezoning and to revoke the existing PRD. The motion passed by a vote of 9 ayes, 0 nays and 2 absent.
