West
- Vacant
and single family, zoned "R-3"
STAFF ANALYSIS:
The request is to rezone two small lots at the northeast
corner of Oak Street and West 6th from PRD to "R-3." The
proposal is to construct two detached single family units on
the lots. (Permits for both residences have been issued and
are currently under construction.) The existing PRD classi-
fication was approved in 1983 for a three -unit townhouse
development. The proposed project was never developed and
the property was vacant until recently.
Land use in the area is primarily single family with some
duplexes scattered throughout the neighborhood. Several of
the lots are undeveloped, including one directly across Oak
Street. Zoning is a mix of "R-3," "R-4" and "0-3."
The requested rezoning is compatible with the surrounding
neighborhood and Staff supports the "R-3" reclassification.
Because of the existing PRD designation, the Planning
Commission will also need to adopt a resolution recommending
revocation of the PRD in addition to the rezoning action.
