McMinn I-30 West of Warehouse Road Rezone from "C-3" to "C-4" Auto Sales 7.88 acres + Vacant SURROUNDING LAND USE AND ZONING: North - Vacant, Zoned "R-2" South - Interstate Right -of -Way and Commercial, Zoned "R-2" East - Commercial, Zoned "R-2" West - Vacant and Commercial, Zoned "R-2" STAFF ANALYSIS: The request is to rezone the tract from "C-3" to "C-4" to permit auto sales. The property is located along the I-30 frontage road which has a mix of commercial and industrial zoning classifications with similar land uses. A portion of the site on the east side abuts a large auto dealership. Because of the existing conditions, the request is compatible with the area. Also, the rezoning is supported by the Suburban Development Plan which identifies the location for strip development. The property was originally rezoned to "C-3" in November 1982. STAFF RECOMMENDATION: Staff recommends approval of the request as filed. July 30, 1985 Item No. 2 - Continued PLANNING COMMISSION ACTION: (7-30-85) There were no objectors in attendance. The applicant was present. After a brief discussion, the Commission voted unanimously to recommend approval of the application. The vote - 7 ayes, 0 noes, 4 absent.
