RE: 4520 South University Avenue -Conditional Use Permit
Mr. Moore,
Attached are the drawings, application, affidavit, and filing fee for the above referenced project.
The developer for this project would like to request a Conditional Use Permit to allow climate
controlled indoor self -storage. This project contains approximately 1.9404 acres and is located at the
northwest corner of South University Avenue and First Tee Way. The parcel is currently zoned C-3.
The business to be operated is a "Life Storage" which is aclimate-controlled storage facility whose
business hours would be as follows.
Monday -Saturday: 9:30 A.M. to 6:00 P.M.
Sunday: 1000 A.M. to 400 P.M.
This facility will have an office and small break room for two full-time employees. The developer
proposes to construct this project in one phase. The building will not exceed the 35 building height as
allowed by the current C-3 zoning. Signage for the proposed Life Storage will be on the building as
well as a monument sign that would be erected adjacent to South University Avenue. All signage will
meet the City of Little Rock signage ordinance. The business does not expect to provide additional
noise as it has proven to be a very quiet business by standards of other existing "Life Storage"
locations. The proposed parking includes two spaces for the employees and short-term parking for
future customers. No flammable or hazardous materials will be present on the site as the tenant's
lease prohibits them.
Please place this item on the next available Planning Commission agenda and consider granting this
Conditional Use Permit for the proposed "Life Storage -University" location. Please do not hesitate to
