To whom it may concern,
Please allow this letter to serve as an official request for a conditional use permit for the
property located at 1504 S. Valentine St., Little Rock, Arkansas. Currently, the property is in a
R-3 zone. My clients, JRJ Building, LLC, who are the owners of the property, desire to
construct a duplex on the property. Under the City's Zoning regulations, a duplex is allowable in
R-3 zones, if a conditional use permit is obtained. Therefore, please consider this request for a
conditional use permit to allow a duplex to be constructed on the referenced property. Other
than a conditional use, no known variances or waivers are known to us at this time.
