RE: Z-9692 JRJ Building LLC Duplex 1504 South Valentine Street Development Comments: The building needs to be pushed back to twenty (20) feet from the rear (west) property line. Request a variance for a reduced rear setback. This will allow enough space for parking to be located in the font yard area and non in the right-of-way. All other building setbacks will conform with ordinance standards. The parking spaces need to be pushed back to within five (5) feet of the front of the duplex. The width of the driveway within the right-of-way needs to be reduced to twenty (20) feet. Will the duplex structure be one (1) or two (2) stories in height? Provide total building area for the duplex and building area for each unit.
