Subject: Application for Conditional Use Permit
To: Whom It May Concern,
I am writing to request a conditional use permit. I own 3 neighboring properties. 2818 W 11th which I
have recently constructed a new single-family home. I also own vacant lots 1021 and 1011 S. Woodrow
St. The parcels are currently zoned R3 single family. I am requesting to build 2 R4 duplexes.
1011 will include 2 units, totaling approximately 1900 sgft. Each unit will be 2 bedrooms, 1 bath, 1 car
garage. The unit located at 1021 will be approximately 1700 sgft. Each unit will be 2 bedrooms, 1.5 bath,
1 car garage. If the 1021 unit faces 11th St. it meets R3 requirements in placement (25ft in front, 25 ft in
rear, 5 ft on each side). My concern is the proximity on Woodrow St.
