HomeMy WebLinkAboutCover Letter Chris & Laura Danforth 222 Rosetta St. Little Rock, AR 72205 August 15, 2022 Romie Price Development Specialist Department of Planning & Commission 723 West Markham St. Little Rock, AR 72201-1334 Dear Mr. Price, We are requesting a conditional use permit in order to tear down our existing garage in our backyard at 222 Rosetta St. in Little Rock, and replace it with a 480 square foot tiny home for my mother to permanently reside in. Our current backyard is 2500 square feet (50’ x 50.1’) and features the existing garage structure and a large 200 sq. foot brick patio. Because we would like to continue to invest in our property and make use of as much useable backyard space as possible, we are requesting that we match the new footprint of the new structure to the old footprint of the garage as much as possible. The current garage sits on the North property line and has been there for over 100 years. The North side of the garage also serves as a “fence” that encloses part of the side of the neighbor’s backyard (i.e., she has chain link fencing around her yard except for where our garage is located). Moving this would mean that she would need to construct a new fence to enclose her property. Because of this, we are requesting a side yard variance so that we can build and maintain the structure. This variance would allow us, with the continued consent and blessing of our neighbor, to enter her side yard in order to build the north side of the tiny home and make any necessary repairs once the structure is complete. If approved, we will be able to provide a permanent home for a family member without losing any more of the backyard. Again, this would also allow us to maintain green space and invest in necessary landscaping/yard projects once the structure is built. Attached are the original survey (completed in July of 2022), as well as the site plans and architectural renderings of the project.
