RE: Lot D —PVK Development —Short Form POD
Mr. Moore,
Attached are the drawings, application, affidavit, and filing fee for the above referenced project.
The developer for this project would like to rezone this property to Short Form POD to allow for an
office -warehouse use similar to Lot B PVK Development (Huffman & Company). This project contains
approximately 1.2860 acres and is located just west of 15315 Kanis Road. The parcel is currently zoned
POD with restrictions limiting to 0-2 uses.
The existing landowner is Kanis Pride, LLC with an address of PO Box 242146, Little Rock, Arkansas
72223, and the Source of Title is Instrument Number 2016-042981. The lot size proposed is 1.286
acres. The developer is proposing only one lot. There are not any applicable existing covenants or
restrictions on the land. The proposed source of water is from Central Arkansas Water with the
wastewater disposal being collected by Little Rock Water Reclamation Authority.
The applicant is proposing atwo-story building that will contain approximately 17,466 square feet.
The lower level will be abasement that warehouses vehicles, and construction materials. There will
not be any areas of outdoor storage of materials or equipment. The first floor of the building will be
used for office administration of the construction business. The proposed sign will be a ground
mounted sign along Kanis Road that will have a maximum of six feet tall, and 64 square feet of area.
Building signage will be limited to ten percent of the building facade area.
