My wife and I own the property located at 14314 Orleans Dr, Little Rock, AR 72211. 1 am applying to a variance permit to the City of Little Rock in order to extend our house. Our house has an uncommon L shape, with a driveway going along the left house and almost all the way to the back of the property where an existing two car garage is located. It is in an R-2 zoning rule with states that our rear yard setback needs to be at least 25ft to the property line. Currently the NW side wall of the garage is located at 25ft from the property line per professional survey attached. The desired garage/upstairs addition would extend 16 feet from the existing house gable roof using the same house two story profile, the same siding materials and colors and the same roof materials and colors to appear as part of the initial construction. The total extension on the ground is represented by a 23ft deep by 16ft wide rectangle. After the expansion the setback distance would become 9ft. A small portion of driveway would need to be built as well in order to access the new garage. This house extension would increase the storage capacity of our house as our family is growing. Moreover, it will help us comply with our HOA rules regarding storage of trailer or small boat on the lot, currently forbidden, increase our house value and also add some privacy with our back neighbor as our decks are currently facing each other. Being in the back of the property, this addition will be barely noticeable from the street and will not block the view to any of our neighbors. Therefore, we believe it is the ideal location.
