Markham Little Rock, AR 72201 RE: 1920 Bragg St. Dear Members of the Board: The parcel at 1920 Bragg Street is a typical city lot measuring fifty (50) feet wide and one hundred and fifty-one and two -tenths feet deep. The lot is part of an area that was platted in 1944 and developed shortly thereafter. Bragg Street is a local street with an unposted speed limit of twenty-five (25) miles per hour. There are sidewalks on both sides of Bragg Street. The existing home is being rehabilitated. The existing structure was constructed twenty-five and two -tenths (25.2) feet from the front setback line. The existing front porch is four and one -tenth (4.1) feet deep, resulting in an existing setback of twenty-one and one -tenth (21.1) feet from the front property line. The subject property is zoned R4 Two -Family Residential and requires a minimum setback of twenty-five (25) feet from the front property line. We are requesting a variance to reduce the front setback to seventeen (17) feet. This setback reduction will allow for the construction of a covered front porch as deep as eight (8) feet. The setback requirement of twenty-five (25) feet has no relationship to pedestrian safety, the safety of travel along Bragg Street, or the safety of residents and occupants of structures located on Bragg Street. The setback requirement is arbitrary and was imposed after the properties along Bragg Street were constructed. Conversely, a room -sized front covered porch will offer a greater connection of the home and its resident to the street, and will encourage contact and conversation among neighbors and passersby. Contact like this strengthens community. Without the grant of the identified variance, the front porch is limited to a stoop and the front porch cannot be developed in a manner that is consistent with and complimentary to the area.
