SURROUNDING LAND USE AND ZONING:
North - Residential, Zoned "R-2"
South I-30 and Vacant, Zoned "C-3" and R-2"
East - Vacant and Commercial, Zoned "R-2"
West - Residential. and Vacant, Zoned "R-2" and "C-3"
PLANNING CONSIDERATIONS:
No adverse comments have been received from any reviewing
agency concerning this request. The Suburban Development
Plan shows this area for strip development which in the past
�� " "C-4," or "I-2" zoning
has been interpreted to permit C-3,
along the New Benton Highway Frontage. This request, if
approved, will make the zoning compatible with the existing
land use. Staff is, however, concerned about the
relationship between this property and the residential
properties to the north.
STAFF RECOMMENDATION:
Staff recommends approval as requested on all, except the
north 250' of this property.
PLANNING COMISSION ACTION:
The applicant was presentr and there were two objectors.
The applicant stated that the 250 -foot buffer zone in his
view was excessive and offered to provide a 50 -foot buffer,
The opponents, Charles Cockman of 8015 Edwena Drive and
James Watson of 8013 Edwena Drive, brought petitions from 67
neighbors indicating their opposition to the request. The
petitions and the spokespersons primarily were concerned
with noise problems and flooding. The Planning Commission
discussed this matter at some length and moved to apPpV

the zoning as requested. The motion failed - 0 ayes,
10 noes, 1 absent. In a second motion, the Planning
Commission moved to approve 11I-2" on the property except for
the north 250 feet which was recommended for "OS" Open Space
zoning. The motion passed - 10.ayes, 0 noes and 1 absent.
