HomeMy WebLinkAboutCover Letter 061522Yeary Lindsey Architects June 14, 2022 Mr. Torrence Thrower Department of Planning and Development 723 West Markham Little Rock, AR 72201 Re: Gaines and Bonnie Williamson Variance Request 6 Pinnacle Point Little Rock, AR 72205 Dear Mr. Thrower, Please find attached our submittal to the Little Rock Board of Adjustments requesting a variance to allow the crossing of the side yard setback at 6 Pinnacle Point. Our clients are planning to expand their master bathroom and closet to the west side of their property. The lot is an unusual shape, being over 130' wide towards the street then narrowing to just 30' toward the rear of the property, forming a wedge. The average lot width results in the maximum side yard setbacks of 8'-0", which become increasingly restrictive as you move toward the rear yard. We are proposing an addition that will remain 8'-0" off the property line at the front corner, then narrow to 4'-0" off the property at the rear. Our goal is to give our clients a more functional master suite that will allow them to remain in their home as they age. Given the extreme difference in angle between the west property line and the orientation of the house, any reasonable addition that ties into the existing master bedroom will encounter undue restrictions from the side yard setback.
