Location: 1700-1900 Aldersgate Road, west side of street Request: Rezone from "MF -24" Multifamily District to "0-3" General Office District Purpose: To construct several office buildings Size: 12.09 acres Existing Use: Vacant SURROUNDING LAND USE AND ZONING: North - Residential and Office, Zoned "0-3" South - Aldersgate Camp, Zoned "R-2" East - Residential, Zoned "R-2" West - Interstate 430 and Vacant Land, Zoned "R-3" PLANNING CONSIDERATIONS: 1. The site at issue is located in the immediate vicinity of Interstate 430, Aldersgate Road and a functioning arterial street system which offers high probability for success as an office complex. There are no site specific plans at this time. 2. This site is generally rolling terrain with some on-site drainage issues. 3. There is a Master Street Plan requirement for dedication of 30' of right-of-way on Aldersgate Road which is a collector street on the Master Street Plan. No other Master Plan requirements apply. 4. The only service or utility problem is sewer. The owner will be required to accomplish some off-site sewer line construction. This should be discussed further at the time of subdivision plat. The owner should avail himself of such information as can be gained from the Wastewater Utility at this time. September 27, 1983 Item No. 2 - Continued 5. Staff feels that the basic issue of office zoning has merit and that the site can be an asset of significance to the neighborhood if properly designed and developed. We feel that the site is thq type which lends itself to a planned approach through site plan review. STAFF RECOMMENDATION: The staff recommends that the "0-3" classification as requested be denied and that the "0-2" site plan review district be recommended in its place. PLANNING COMMISSION ACTION: The applicant was not present. There were no objectors present. There was one person in attendance representing the Aldersgate properties. He offered information relative to sewer and drainage problems. The Commission determined that inasmuch as the owner was not present and there were design related issues that a deferral would be in order.
