Staff_ Recommendation:
No adverse comments have been received from any reviewing
agency. The applicant plans to construct a new warehouse
facility on this property. The owner is attempting to
acquire the remaining three lots in this half block and
expects over the long run to add on to this building to the
east retaining the 50 -foot setback from Pepper Street and
E. Capitol.
Staff sees no hardship upon any adjacent land owner and
recommends approval.
Board Action:
Lee Stephens, representing the applicant, was present.
There was one objector. The objector, Charles Bowers,
representing Alice Brown, stated that Ms. Brown,,his mother,
was opposed to the five-foot rear yard. Ms. Brown owns a
lot which is located at the southeast corner of 4th and
Pepper Streets which is adjacent to part of the property
associated with this application. There was considerable
discussion about various setback alternatives and design
alternatives for the driveway.
After the discussion continued for a period of time, the
Board asked the applicant to come back to the October 19
Board meeting with a more concise site plan indicating how
traffic would be handled around the building proposed.
There was a motion to defer this application to October 19.
That motion was passed: 5 ayes, 0 noes and 2 absent.
