Staff Recommendation:
No adverse comments have been received from any reviewing
agencv. The applicant plans an attached carport of wood
construction which will be open on both ends but partially
screened by lattice work on the south side (nearest the
property line and the neighbor's house). We checked with
the City's Building Code Department and found that no
prohibition of this project exists in the Building Code.
The height of the new structure proposed is such that no
significant reduction of light to the neighbor's windows
should occur. Staff finds the zoning considerations in this
case to be consistent with earlier similar requests which
have been approved by the Board of Adjustment. There will
be reasonable separation between structures, and much of the
screening effect is already present because of an existing
hedge.
Staff recommends approval with the condition that proper
measures be taken to assure that water from the flat roof of
the carport is not permitted to run at random from the
carport structure. It is suggested that guttering be
provided along the south edge of the roof to facilitate
proper channelization of .runoff.
Staff support of this request is dependent upon no
opposition .from the neighbor to the south.

Board Action:
The applicant was present, and there were no objectors.
After a brief discussion, the Board moved to approve the
application as filed with the provision that adequate
drainage facilities be provided to prevent random runoff
from the roof structure proposed. A motion was passed:
