PLANNING CONSIDERATIONS:
No adverse comments have been received from any reviewing
agency. The boundary between residential and nonresidential
development located along a line 150 feet north of and
parallel with Markham Street has been held for a number of
years. The adopted Woodruff Neighborhood Plan has set aside
a number of acres which are shown for eventual office_
development. There has been no apparent demand for this
zoning in that a number of properties already zoned for
office use have remained vacant for several years. Staff
feels that more demande for housing will be felt in this
area as a result of the hospital expansion than will be felt
for additional office space.
STAFF RECOMMENDATIONS:
Staff recommends denial.

COMMISSION ACTION:
The applicant was present, and there were no objectors. The
applicant stated that there was a proposal to build a
two-story building containing both office and retail uses
comprising about 20,000 square feet of floor area on this
property, and that parking was expected to be accomplished
on that property now zoned "R-5" near "A" Street.
After a brief discussion, the Commission moved to approve
the application as filed. The motion failed on a vote of
0 ayes, 9 noes, 1 absent and 1 abstention (Bill Hastings
abstained on conflict of interest).
