The applicant had a personal difficulty which prevented him from following through with the application requirements. STAFF RECOMMENDATION Staff recommends deferral. COMMISSION ACTION The Commission moved to defer consideration of this case to September 29, and the motion was passed: 9 ayes, 0 noes and 2 absent. September 29, 1981 Item No. 1 - Z-3743 Owner: Applicant: Location: Request: Purpose: Size: Joseph Briscoe, Jr. and Joseph Briscoe III Richard Hughes 10800 Baseline Road Rezone from "R-2" Single Family to "I-2" Light Industrial Industrial Office and Contractor Storage Yard 5 acres + Existing Use: Residential SURROUNDING LAND USE AND ZONING: North - Vacant, Zoned "R-2" South - Single Family and Vacant, Zoned "R-2" East - Single Family, Zoned "R-2" West - Vacant, Zoned "R-2" PLANNING CONSIDERATIONS: No adverse comments have been received from any reviewing agency. The proposed zoning is in conflict with the Suburban Development Plan, which shows this area for single family attached development. The established land use pattern is predominantly residential with a scattering of nonresidential uses. The City has formally established that nonresidential zoning will be held to the west of the Arkansas Highway Department property on Sibley Hole Road. If some clearly definable line is not held, the potential for strip zoning Baseline Road between I-430 and I-30 for commercial or industrial use is greatly enhanced. STAFF RECOMMENDATION: Staff recommends "MF" zoning in accordance with the Suburban Development Plan. September 29, 1981 Item No. 1 - Continued COMMISSION ACTION: The applicant was present and there were no objectors. The applicant stated that the property was presently being used as a nonconforming storage facility for Civil Air Patrol vehicles and some vehicles which belonged to Warden Volkswagen. He stated further that the property was to be purchased by a contractor who would be using the property for a new office building, and also for storage of his materials. The applicant gave the Planning Commission a brief description of the neighboring uses of properties in the area and talked about the expected upgrade of this property if the zoning is approved. After a brief discussion, the Commission moved to approve the application as filed. The motion failed on a vote of 1 aye, 9 noes and 1 absent. The application was declared to have been denied.
