as follows: Starting at the Southeast corner of the SE 1/4,

40 ft. to a point on the west right-of-way line of Napa Valley
Road and the point of beginning; thence S 89 deg. 41 min.
08 sec. W and continuing along said south line, 580.65 ft. to a
point; thence S 89 deg. 32 min. 33 sec. W, and continuing along
said south line, 32.35 ft. to the Southwest corner of said
