PLANNING CONSIDERATIONS
This property is part of a parcel which is completely
surrounded by nonresidential zoning. The applicant proposes
to construct a small mini warehouse complex on the property.
No adverse comments have been received from any reviewing
agency concerning this request. An additional five feet of
right-of-way will be required on Kanis Road.
Staff is generally supportive of the proposed use of this
property. However, there is strong opposition to "C-4"
zoning on this tract. Since the use is permitted as a
conditional use under the "C-3" General Commercial district,
staff will support a "C-3" application based on surrounding
uses and zoning.

Staff recommends approval of "C-3" General Commercial.
COMMISSION ACTION
The applicant was present, and there were no objectors. The
applicant stated that he was willing to accept the "C-3"
Commercial Zoning recommended by Staff, and that he would
pursue the conditional use permit as required.
After a brief discussion, the Commission moved to approve
the application for "C-3" General Commercial Zoning. The
motion was passed: 9 ayes, 0 noes and 2 absent.
