These plans will be sent along with this agenda to the Board of Adjustment. Staff is satisfied that the applicant has provided the necessary information and is also satisfied that the proposed development warrants the variances being requested at this time. Staff recommends approval of the two front yard variances being requested. Board Action: The applicant was present, and there were no objectors. Staff went over the development plan with the Board of Adjustment and the applicant made a number of comments. After a brief discussion, the Board moved to approve the variance as requested. The motion was passed: 4 ayes, 0 noes, 2 absent and 1 abstention (Jim Summerlin abstained). Z. Church and related facilities Staff Recommendation: The applicant is requesting a kind of blanket approval for the building proposed for "immediate" construction as well as two future structures also shown on the drawing. The alley in the block was formally closed a year or so ago by the Board of Directors, and no subsequent plat was filed for the purpose of incorporating the alley into the adjacent properties. This project, including the education building, the family life center and sanctuary, becomes a multiple building site development requiring Planning Commission review and approval. Staff has no ill feelings towards the five-foot setbacks proposed by the applicant but feels that it is desirable that the Planning Commission, Board of Adjustment and staff all have an opportunity to review the comprehensive development scheme proposed for the church property, including information about the subsequent disposal of the existing church building north of "R" Street. Staff recommends deferral of this request pending submittal of the additional information specified above.
