The "C-3" zoned property of this request is presently occupied by commercial uses which are permitted in the "C-3" District and the "R-5" portion of the property is occupied by a nonconforming contractors storage yard of long standing. The proposed "I-2" zoning would conflict with the Suburban Development Plan. The contractors storage yard, as a nonconforming use, can exist for the future. STAFF RECOMMENDATION Staff_ sees no justification for changing the zoning pattern on this property and recommends denial of the request. COMMISSION ACTION: The applicant was present, represented by John Plegge, an attorney. Mr. Plegge cited that there was a 20 year existing nonconformity on the eastern portion of the property, a contractor storage yard. He talked about surrounding land uses and suggested that there would be nothing harmful with zoning the property as requested. April 28, 1981 Item No. 13 - Continued However, after discussing it with the Planning Commission at some length, Mr. Plegge agreed to amend the application to a request for "C-4" Open Display on the western half of the property. The Commission moved to approve the application as amended. The motion was passed - 11 ayes, 0 noes.
