PLANNING CONSIDERATIONS
No adverse comments have been received from any reviewing
agency on this request. The "C-3" zoned property of this
request is presently occupied by commercial uses which are
permitted in the "C-3" District and the "R-5" portion of the
property is occupied by a nonconforming contractors storage
yard of long standing. The proposed "I-2" zoning would
conflict with the Suburban Development Plan. The
contractors storage yard, as a nonconforming use, can exist
for the future.
STAFF RECOMMENDATION
Staff_ sees no justification for changing the zoning pattern
on this property and recommends denial of the request.
COMMISSION ACTION:
The applicant was present, represented by John Plegge, an
attorney. Mr. Plegge cited that there was a 20 year
existing nonconformity on the eastern portion of the
property, a contractor storage yard. He talked about
surrounding land uses and suggested that there would be
nothing harmful with zoning the property as requested.

However, after discussing it with the Planning Commission at
some length, Mr. Plegge agreed to amend the application to a
request for "C-4" Open Display on the western half of the
property. The Commission moved to approve the application
as amended. The motion was passed - 11 ayes, 0 noes.
