south and east of the right-of-way of the Missouri -Pacific Railroad and west of Patterson
Avenue (formerly Gum Springs Road) more particularly described as follows: Commence
at a point on the west right-of-way of Patterson Avenue and on the southeast right-of-way
of the Misso,iri-Pacific Railroad; thence S 410 20' E, 100.0 feet along the west right-of-way
of Patterson Avenue to a point on tite southeast right-of-way of Baldwin Road: thence
S 480 38' W, 180.0 feet along said southeast rightof-way: thence S 77' 37' E. 228.2 feet to
a point on the west right-of-way of Patterson Avenue. thence S 11' 37' E: 49.4 feet along
said west right-of-way to the Point of Beginning, thence S 70° 54' W, 677.3 feet to a point
on the southeast right-of-way of Baldwin Road, thence S 55' 48' W, 86.5 feet along said
