The Water Department stated that the main extension would be required, and Engineering stated that street improvements would also be required. The proposed zoning conforms to the Suburban Development Plan. According to the best information available, the eastern 2/3 of the property is'located within the 100 -year Flood Plain. It is, however, not within the City's flood hazard jurisdiction. Filling of the flood plain is permitted under the jurisdiction of the U.S. Corps of Engineers. Staff believes that there is sufficient public interest in the development of this property to warrant site plan review. STAFF RECOMMENDATION Staff recommends approval of "I-1" Industrial Park District. February 24, 1981 Item No. 9 - Continued COMMISSION ACTION The applicant was present, and there were no objectors. A lengthy discussion ensued wherein much was discussed about the floodplain situation and the differences between the "I-1" Industrial Park District and the "I-2" Light Industrial requested. Staff stated that the essential difference was site plan review. The Commission decided that it was inappropriate to require special site plan review on this property because of the various other reviews which will be required at the time of development. The Commission moved to approve the application as filed. The motion was passed: 9 ayes, 1 no, 1 absent.
