All of the properties are professionally managed by property managers with Adkins, McNeil, Smith and Associates and/or Rainey Realty. Our homes sell at above average prices in Southwest LR. Our average home there sells for $63 per foot, considerably higher than the overall average there. Our homes in SW LR rent for $900 - $1175 per month. I believe there is a concern we rent to tenants in drug/alcohol recovery or tenants re-entering society from prison. I assure you this is completely false. We have never and will never target that market. We rent to typical renters. All of our tenants are screened by professional property managers at the firms listed above. They pass background and credit checks to meet our standards. The majority of our tenants are families. x I would be happy to provide specific information to you about the properties we have sold. In addition, I am more than happy to put you in -touch with the property managers to provide further information on our currents tenants and their profiles. We just can't get regular financing under current zoning status because underwriting says it doesn't conform to their lending structure... That's our primary purpose for updating zoning. The Planning Commission reviewed the proposed PD -R request at its November 19, 2015, meeting and there were no registered objectors present. All property owners located within 200 -feet of the site along with the Allendale Neighborhood Association and Southwest Little Rock United for Progress were notified of the Public Hearing. BACKGROUND The request is to rezone the site from R-2, Single-family and 0-3, General Office District to Planned Development Residential to recognize an existing three (3) building four (4) unit apartment development located on the site. A fourth building was originally constructed but has been removed due to a fire and that area is currently being used as parking. The buildings were constructed in 1971 when the property was located outside the City limits of the City of Little Rock. The site contains the paved parking area of the former apartment building as well as parking within the rear of the units. The buildings are two (2) story buildings. There is a four (4) foot chain link fence located along the eastern, southern and western perimeters of the site.
