Item No. 8 - Z-3628
Owner: Earl Simmons
Applicant: Don Bailey
Location: Northeast corner I-430 and
Col Glenn Road
Request: Rezone from "R-2" Single Family
to "C-3" General Commercial
Purpose: Commercial Development unspecified
Size: 4.25 Acres +
Existing Use: Vacant
SURROUNDING LAND USE AND ZONING
North - Water Tower and vacant, Zoned "R-2" and "MF -12"
South - Vacant - unclassified
East - Vacant, Zoned "C-2"
West - I-430
PLANNING CONSIDERATIONS
No adverse comments were received from any reviewin4
agency. The Wastewater Utility states that a sewer main
extension of 650' will be required at some point, and
Engineering states that the Arkansas Highway Department will
have access control on all property boundary streets. The
proposed zoning is compatible with the Suburban Development
Plan.
Staff believes that consistency of zoning is desirable and,
expecting that this property would be developed in
conjunction with
'the neighboring property to the east, Staff
thinks that C-2 zoning is more appropriate.
STAFF RECOMMENDATION
Staff recommends approval of "C-2" Shopping Center District.
COMMISSION ACTION
The applicant had requested deferral of this matter because
of a serious illness.in the owner's family that had occurred
unexpectedly in the past day or so. There were no objectors
present at the meeting. The Commission moved to defer
consideration of this item to the March 24 meeting. The
motion was passed: 10 ayes, 0 noes, l absent.
