The Wastewater Utility states that a sewer main extension of 650' will be required at some point, and Engineering states that the Arkansas Highway Department will have access control on all property boundary streets. The proposed zoning is compatible with the Suburban Development Plan. Staff believes that consistency of zoning is desirable and, expecting that this property would be developed in conjunction with 'the neighboring property to the east, Staff thinks that C-2 zoning is more appropriate. STAFF RECOMMENDATION Staff recommends approval of "C-2" Shopping Center District.
