HomeMy WebLinkAboutZ-3602 Staff AnalysisDecember 9, 1980 Item No. 9 - Z-3602 Owner: Applicant: Location: Request: Purpose: Size: Existing Use: Kaufman Lumber Company Tom Ferstl Southwest Corner Mary and Brack Streets Rezone from "R-3" Single Family to "C-3" General Commercial Expansion of the Existing Business 21,000 Square Feet + Single Family and Construction Office SURROUNDING LAND USE AND ZONING North - Vacant, Zoned "R-3" South - Commercial, Zoned "C-3" East - Commercial, Zoned "C-3" and "I-2" West - Industrial, Zoned "R-3" PLANNING CONSIDERATIONS No adverse comments have been received from any reviewing agency. One neighbor who lives immediately behind Kaufman's present location has called indicating her opposition to this request. Her property is zoned "I-2" Light Industrial. A part of this property is already in use as a contractor storage yard and has been used in this manner for several years. Staff does not see any adverse impact on adjacent properties. This is an area of the City in transition as can be seen from the confusing zoning and development patterns. Very little can be done to alter the course now set. STAFF RECOMMENDATION Staff recommends approval. COMMISSION ACTION The applicant was present and there were no objectors. After a brief discussion, the Commission moved to approve the application as filed. The motion was passed: 10 ayes, 0 noes, 1 absent.
