No particular plan covers this area of the City, but land use patterns have been fairly well established. One is surprised to learn that this gas station is presently zoned "R-2" while the properties south and west are zoned commercial. Had this property been zoned "C-3," the applicant would have had an "automatic" right to convert from 11C-3" to 11C-4" under the City Zoning Ordinance and the conversion strategy. STAFF RECOMMENDATION Staff recommends approval. COMMISSION ACTION: The applicant was present and there were no objectors. After a brief discussion, the Commission moved to approve the application as filed. The motion was passed: 10 ayes, 0 noes, 1 absent.
