PLANNING CONSIDERATIONS
No adverse comments have been received from any reviewing
agency and none from any neighboring property owner. No
particular plan covers this area of the City, but land use
patterns have been fairly well established.
One is surprised to learn that this gas station is presently
zoned "R-2" while the properties south and west are zoned
commercial. Had this property been zoned "C-3," the
applicant would have had an "automatic" right to convert
from 11C-3" to 11C-4" under the City Zoning Ordinance and the
conversion strategy.
STAFF RECOMMENDATION
Staff recommends approval.
COMMISSION ACTION:
The applicant was present and there were no objectors.
After a brief discussion, the Commission moved to approve
the application as filed. The motion was passed: 10 ayes,
0 noes, 1 absent.
