To construct a one story clinic building of approximately 9,000 square feet of 4 acres +. 2. SPECIAL REQUIREMENT 1. A 25' green strip parallel to boundary streets (minimum Zoning Ordinance). 2. A 25' buffer/green strip (minimum Subdivision Ordinance) along east and south property line plus a six foot fence. 3. Detailed landscape plan. STAFF ANALYSIS 1. Effect on Environs, Health, Public and Safety No adverse effects should be experienced from this development due to the arterial street relationship and double front lots to the north. Conformance to Ordinance The only design element which is deficient is the landscaped 25' strip along the boundary as indicated on the illustrations. A five foot to 25' variable dimension is not permitted. STAFF RECOMMENDATION Approval as submitted subject to submission of a detailed landscape lighting and sign plan review. SUBDIVISION COMMITTEE RECOMMENDATION The Committee made a motion to approve the site plan1subject the staff's recommendation. The motion was passed by a vote of 4 ayes, 0 noes, 1 absent. PLANNING COMMISSION ACTION The Planning Commission made and passed a motion in agreement with the Subdivision Committee's recommendation of approval as filed with the Subdivision Committee subject to subdivision detailed landscape lighting and sign plan review. The vote: 8 ayes, 0 noes, 3 absent.
