The sign provided to you must be posted on the property no later than May 3, 2010.

Acting on behalf of Pastor Stephen Comeans, pastor of Rose Hill Church of the Nazarene, I am applying
for a Conditional Use Permit for the church facility located at 11001 Kanis Rd., Little Rock, AR 72211.
The Conditional Use Permit is being requested for the purposes of Pinnacle Classical Academy's
occupancy of the said facility.
Pinnacle Classical Academy is a private Kindergarten through Fifth Grade school, legally recognized as a
501(c)(3) corporation. Pinnacle Classical Academy was incorporated on August 5, 2009 and will
welcome its first class of students on August 18, 2010. Pinnacle Classical Academy has proposed a lease
agreement with the members of Rose Hill Church of the Nazarene, requesting the use of four classrooms
and the fellowship hall area, both of which currently exist and are already in use. The church members
have responded favorably to this proposal and are willing to move forward with the lease agreement,
pending the arrangement of such legal documents. Pinnacle Classical Academy does not intend to make
any additions or modifications to the existing church building, parking lot, or surrounding property.
Thank you for considering our request for the conditional use of Rose Hill Church of the Nazarene as our
temporary school home.

To Whom It May Concern:
This letter is to serve as an addendum to the initial cover letter which was submitted on April 26h with
Pinnacle Classical Academy's application for a Conditional Use Permit. In response to the staff
comments which were provided at the Subdivision Committee, Pinnacle Classical Academy (PCA)
submits the following:
Comment #2: The maximum number of students at this location will be forty-three (43), though
we do not anticipate reaching that maximum for several years. The maximum number of
employees will be seven (7).
Comment #3: PCA will operate Monday — Friday, from 8:15am — 2:30pm. The school year will
begin August 18, 2010 and end May 27, 2011.
Comment #4: This is a permanent facility for PCA.
Comment #5: Our signage plan is as follows (please reference the 04/29/10 property survey):
• We intend to install a double-faced, freestanding sign which will be 5' x 5' (25 sq. ft.)
and no more than 6 ft. in height.
• The sign will be parallel with the existing church sign and will be placed 6ft. west of the
east driveway, maintaining a 6ft. distance from all property boundaries.
■ The sign will be posted on 4"x4" posts and will be secured to withstand the force of
60mph wind.
Comment #6: There is no playground structure on the site. The recess area for students will be in
the grass field which is located south of the church building and just south of the southernmost
"Edge of Pavement" line as noted on the April 29, 2010 property survey.
Comment #7: PCA has no plans to add any fencing to the property.

THE JUNE 3rd, 2010 PLANNING COMMISSION AGENDA

7. Huffman Office Warehouse Z-5427-8
Site plan must comply with the cities minimal landscape and buffer ordinance
requirements.
The zoning buffer ordinance requires a sixteen (16') foot wide land use buffer
along the southern property line next to the residentially zoned property. Seventy
percent (70%) of this area must remain undisturbed. Currently, this area is both
disturbed and deficient in depth; revise.
The zoning buffer ordinance requires an average nine (9') foot street buffer along
Cherry Brook Drive. Currently, the site is not meeting this minimal requirement
along Cherry Brook Drive.
The parking lot should be no more than sixty (60') foot in width, allowing for the
minimal nine foot (9') wide perimeter landscape strip.
The zoning buffer ordinance requires an average sixteen foot (16') wide street
buffer along Kanis Road.
The landscape ordinance requires a nine foot (9') wide perimeter landscape strip
around the sites entirety. Currently, this site is deficient along both the southern,
eastern, and western perimeters of the site. A variance from the City Beautiful
Commission must be obtained prior to the issuance of a building permit.
A small amount of building landscape will be required.
Interior landscaping requirement are required to be located within the proposed
parking area. This minimum requirement is calculated at 8 % of the paved
surface areas. These interior islands must be a minimum of seven foot, six inches
in width (7'-6") and a minimum of one hundred and fifty (150) square foot in area
for credit towards the landscape ordinance requirements.
A six (6) foot high opaque screen, either a wooden fence with its face side
directed outward, a wall, or dense evergreen plantings, is required along the
southern perimeter of the site. Credit towards fulfilling this requirement can be
given for existing trees and undergrowth that satisfies this year -around
requirement.
The dumpster is located along the street; relocate to an area less visable from the
street.
Prior to the issuance of a building permit a landscape plan must be approved and
comply with the minimal landscaping and zoning buffer ordinances.
The City Beautiful Commission recommends preserving as many existing trees as
feasible on this site. Credit toward fulfilling Landscape Ordinance requirements
can be given when properly preserving trees of six (6) inch caliper or larger.
10. Ross Adult Day Care Center (Z -7066-A)
Site plan must comply with the cities minimal landscape and buffer ordinance
requirements.
All previous comments apply per Z-7066.
The City Beautiful Commission recommends preserving as many existing trees as
feasible on this site. Credit toward fulfilling Landscape Ordinance requirements
can be given when properly preserving trees of six (6) inch caliper or larger.

The gravel area needs to be either asphalted or concreted in conjunction with this

approved landscape plan stamped with the seal of a Registered Landscape
Architect.
