HomeMy WebLinkAbout2003 04 03 memorandum from Boyd Maher, AHPP for CoA applicationMEMO To: Little Rock HDC From: Boyd Maher, AHPP Date: April 3, 2003 RE: CoA application for 620 E. 6th St. I regret that I cannot meet with the Commission tonight, but I had a chance to visit the site today and meet with the property owner. Brian Driscoll, AHPP's technical guru, was at the site with me and took the attached photos of the rear of the building (which may be useful in your deliberations.) AHPP's National Register staff determined that the property is listed as a contributing structure in the District, and the proposed work should not affect its contributing status. With that said, AHPP would like to offer the following suggestions as you consider this application 1. If possible, the garage should be bricked to match the house. It is our understanding that there was once a wooden carriage house located at the rear of the property, but since the owner isn't attempting to replicate this former structure, the proposed garage must be treated as new construction rather than a reconstruction. The Secretary of the Interior's Standards states that new construction and additions should recall the architecture of the original structure, but still distinguish themselves as modern. AHPP believes the best way to "tie-in" the garage with the look of the house would be to use brick. However, we can also appreciate that the property owners are operating on a budget. If bricks are not feasible for this project, a possible compromise might be to match the color of the hardy -plank to be used on the garage, sun -room and balcony to the color of other trim found elsewhere on the house. 2. Another way to "tie-in" the garage with the porch would be to incorporate some simple architecture onto the gables of the garage, recalling the details found on the front of the house. 3. AHPP feels the steel doors proposed for the garage may be inappropriate. We hope the owner would be willing to consider wood. 4. AHPP has no objection to the sunroom plans as submitted. But we suggest the HDC, should it choose to approve this CoA, make that approval contingent upon staff review of the final plans including the proposed spiral staircase. 5. AHPP commends the owners on their initiative to match the slope of the garage roof to that of the house. We also are pleased by the proposed double -hung 6-over-6 wood windows on the garage, matching those found on the existing sunroom. I hope these items are helpful to the Commission.
