Brack's Addition Zoned: 110-3" General Office Variance Requested: Relief from Section 8-101 to permit waiver of parking requirements for a fraternity house, which does not provide sleeping accommodations. Present Use of Property: Fraternity House Proposed Use of Property: Same Staff Recommendation: The Zoning Ordinance requires parking at a rate of one space for each sleeping accommodation for fraternity houses. This house, however, does not provide any sleeping accommodations; therefore, the Protective Inspections Division of Community Services required parking at a rate established for "lodge halls, exhibition halls, clubs (and similar places of public assembly)" which is one space for each 100 square feet of gross floor area. The applicant states that parking should not be required because of the unique relationship to the University of Arkansas at Little Rock campus. He states that members park on campus and walk to the fraternity house between classes and at other times. No other fraternity in the area provides - more than a half dozen or so parking spaces. Staff recommends approval.
