PLANNING CONSIDERATIONS:
1. The proposal is to develop a mobile home subdivision on
the tract to be rezoned and the property that is
located in Alexander. The total tract is approximately
27.5 acres with 109 proposed. Thirty-five of those
lots are located within Little Rock, the 8.7 acres to
be rezoned. The location is suitable for the proposed
development and should help provide affordable housing
for the residents of Pulaski County.
2. The site is heavily wooded and relative flat. There is
a slight slope with the northeast corner being the low
point.
3. Alexander Road is shown as a minor arterial which
requires 80 feet of right-of-way. The existing
right-of-way is only 60 feet, so dedication will be
required.
4. There have been no adverse comments received from the
reviewing agencies at this time.
5. There are no apparent legal issues associated with this
request.

6. The property was rezoned from "R-2" to "I-2" in 1981.
The proposed use was to be an industrial park. The
plan received endorsement of the Alexander City Council
because part of the tract was within the city limits of
Alexander. There was some objection to the industrial
reclassification from certain adjacent property owners.
A preliminary plat for the subdivision has been
approved.
7. The Suburban Development Plan was amended after the
"I-2" rezoning to show an area for light industrial
uses. The plan originally showed single family. Staff
views the location as appropriate for the "R -7A"
request. The City of Alexander also supports the
proposal. Prior to final plat, the applicant is
requested to provide the staff with the formal status
of the previous plat located to the southeast. The
"R-7" District also requires the site plan review.
STAFF RECOMMENDATION:
Staff recommends approval of the request as filed.
PLANNING COMMISSION ACTION:
The applicant was present. The Commission discussed the
case briefly. A motion was made to recommend approval of
the application as filed. The motion was passed by a vote
of 9 ayes, 0 noes and 2 absent.
