DEVELOPMENT PROPOSAL:
There are proposed 43 multifamily units on 90,000 square
feet or 22+ units per acre. There are four structures
containing six one -bedroom units, 15 two-bedroom units and
22 three-bedroom units. Some of the two-bedroom units have
been designed with flexibility to add a third bedroom within
a provided attic space. There are proposed 63 parking
spaces which represent 1.46 spaces per unit.
STAFF ANALYSIS:
The proposed project meets or exceeds the design criteria
which staff applies in its review. There are several minor
points of conflict with the Ordinance; however, they are
offset by design features such as decorative walls, large
common areas and building siting. The traffic circulation
and fire access have been approved by the Fire Chief andCity Engineer.
STAFF RECOMMENDATION:
Staff recommends approval of the plan as filed subject to
the submission of a landscape plan in conformance with the
City's Landscape Ordinance.
COMMISSION ACTION:
The Commission reviewed the plan and staff's recommendation
and recommended approval of the proposal with the conditions
as attached by the staff recommendation. The motion was
passed: 10 ayes, 0 noes, 1 absent.
