The applicant plans to construct a duplex on this vacant
lot.
2. EFFECT ON MUNICIPAL PLANS
The last plan for this area indicated that a mixture of one
and two family dwellings were appropriate for this
neighborhood. Such a mixture now exists.
3. EFFECT ON ENVIRONS
No adverse environmental impacts are expected.
4. NEIGHBORHOOD POSITION
No neighborhood position has been expressed.
5. PUBLIC SERVICES
No adverse comments have been received.
6. UTILITIES
No adverse comments have been received.
7. PUBLIC FINANCES
No fiscal impact is expected.
B. LEGAL/REASONABLE
The property abuts "R-4" zoning to the west and north and
"R-5" to the east. Several duplexes already exist to the
west.
9. STANDARDS OF QUALITY
No standards of quality have been addressed.

10. TRAFFIC AND RIGHT-OF-WAY
Inadequate rights-of-way exist on both Indiana and Florida
Avenues. Ten feet will be required on Indiana and five feet
will be required on Florida.

The proposed zoning and use are compatible with the neighborhood
and existing development within the area. There is no likelihood
that single family development would ever take place on this
property.
STAFF RECOMMENDATION:
Staff recommends approval.
COMMISSION ACTION:
The applicant was not present. There was one objector. In
keeping with the Planning Commission's policy to not review cases
where the applicant is not present, the Commission moved to defer
the application to August 26. The motion was passed - 6 ayes,
0 noes and 5 absent.
