1. NEED OR DEMAND
The proposed zoning will permit the construction of a motel
on this property.
2. EFFECT ON MUNICIPAL PLANS
Presently the Suburban Development Plan shows this entire
location for suburban office development; however, staff is
prepared to support a change in the plan to indicate use of
the property as proposed.
3. EFFECT ON ENVIRONS
No adverse environmental impacts are expected.
4. NEIGHBORHOOD POSITION
No neighborhood position has been expressed.
5. PUBLIC SERVICES
No adverse comments have been received.
6. UTILITIES
No adverse comments have been received; however the water
utility pointed out a requirement for water easements.
7. PUBLIC FINANCES
No fiscal impact is expected.
8. LEGAL/REASONABLE
The property is surrounded by major arterial streets, two
interstate highways, and a better location for "C-4" zoning
would be hard to find.
9. STANDARDS OF QUALITY
No standards of quality have been addressed.

No issues.

One motel exists near this site already, and several major
businesses are nearby. The location of the major streets speaks
further for the approval of this request.
STAFF RECOMMENDATION:
Staff recommends approval.
COMMISSION ACTION:
The applicant was present, and there were no objectors. After a
lengthy discussion about various proposals to zone the property
either "C-2" Shopping Center District or "C-4" Open Display
District as filed, a motion was made to approve the application
as filed. The motion failed - 1 aye, 7 noes and 3 absent. A
second motion was made to recommend zoning the property to "C-2"
Shopping Center District. The motion was passed - 8 ayes, 0 noes
and 3 absent.
