The owner desires zoning which would make his existing use
conforming.
2. EFFECT ON MUNICIPAL PLANS
This particular property while within the Suburban
Development Plan boundaries was not specified for any
particular use classification. The property abuts
commercial zoning to the west.
3. EFFECT ON ENVIRONS
No adverse environmental impacts are expected.
4. NEIGHBORHOOD POSITION
No neighborhood opposition has been received.
5. PUBLIC .SERVICES
No adverse comments have been received.
6. UTILITIES
No adverse comments have been received.
7. PUBLIC FINANCES
No fiscal impact is expected.
8. LEGAL/REASONABLE
Property abuts "C-2" zoning to the west, but that district -
would not be useful in this case because of McClelland ° s
laboratory operations in connection with their engineering
work. The proposed zoning would permit both the office ani
laboratory uses.
9. STANDARDS OF QUALITY
No standards of quality have been addressed.

10. TRAFFIC AND RIGHT-OF-WAY
Stagecoach and Otter Creek Roads are both arterials on the
Master Street Plan. Right-of-way will be required for both
roads.

The property is located at the intersection of two major streets
and is occupied by the use intended for the site. The zoning
proposed would make the existing use conforming.
STAFF RECOMMENDAITON:
Staff recommends approval.
COMMISSION ACTION:
The applicant was present, and there were no objectors. After a
brief discussion, the Commission moved to approve the application
as filed. The motion was passed - 8 ayes, 0 noes and 3 absent.
