NAME:
Learn -n -Care Day -Care Center
Conditional Use
LOCATION: 212 N. McKinley
REQUEST: For conditional use review,
which will allow an addition to
an existing day-care center in
an area that is zoned "R-2."
1. Site Location
This site is located immediately west of Park Plaza
Shopping Center in an area that is zoned "R-2" for
Single Family use.
2. Compatibility with Neighborhood
No adverse impacts are expected.
3. On -Site Drives and Parkin
A circular concrete drive with a curb cut on one end
and with an inadequately constructed apron on the other
currently serves the property. A total of 11 parking
spaces are provided on the north and south ends of the
property.
4. Screening and Buffers
No additional plans have been indicated.
5. Engineering Considerations
Pave the proposed parking spaces and the necessary
maneuvering area. Construct standard driveway at
northernmost entrance.
6. Staff Analvsis
The applicant should indicate how many children attend
the center and if and'how this will increase with the
addition. Parking spaces should be provided to
accommodate the addition.
STAFF RECOMMENDATION:
Approval, subject to comments made.

SUBDIVISION COMMITTEE ACTION:
The applicant reported that his proposal included plans to
increase the number of children from 50 to 65. The number
of staff members would remain at 7-8. A motion was made for
approval, subject to:
(1) Submission of a revised plan reflecting the appropriate
amount of parking spaces.
(2) Meeting with the Engineering Department regarding their
comments.
The motion passed by a vote of 5 ayes, 0 noes, 0 absent.

The applicant was present. There were no objectors.
Mr. Brady commented that a revised plan had been submitted.
A motion in conformance with the Subdivision Committee's
recommendation was made and passed by a vote of 7 ayes,
0 noes and 4 absent.
