NEED OR DEMAND This property is under the annexation procedure, and the proposed use is an industrial equipment dealer. 2. EFFECT ON MUNICIPAL PLANS The proposed zoning is compatible with existing and proposed plans for the area and all surrounding lands which are in the City are presently zoning "I-2" Light Industrial. 3. EFFECT ON ENVIRONS No environmental impacts are expected. 4. NEIGHBORHOOD POSITION No neighborhood position has been expressed. expected. 5. PUBLIC SERVICES No adverse comments have been received. 6. UTILITIES No adverse comments have been received. 7. PUBLIC FINANCES This development will provide some additional tax revenue for the City and no offsetting costs are expected. 8. LEGAL/REASONABLE The property abuts "I-2" zoning on two sides, and the area is shown for industrial development on the Suburban Development Plan. 9. AMAT-VCTC All of the above information points to the reasonableness of this applcation. STAFF RECOMMENDATION: Staff recommends approval. COMMISSION ACTION: The applicant was present, and there were no objectors. After a brief discussion, the Commission moved to approve the application as filed. The motion was passed - 8 ayes, 0 noes and 3 absent. In other action relative to this case, the Commission moved to pass a resolution recommending a change in the screening requirements in the "I-2" Light Industrial District in a manner as to permit vehicles to be displayed for sale within the "I-2" District as within the "C-4" Open Display District. That motion passed - 8 ayes, 0 noes and 3 absent.
