Staff Recommendation:
Prior to the adoption of the new Ordinance, duplexes were
not permitted in the "MF" zoning districts; however, no
changes in setback requirements were written into the
document to facilitate this clearly different type of
construction when they were finally allowed. Multifamily
criteria require 25 foot yards on all sides or side yards
equaling the height of the building depending upon which
section you read. In any event, this requirement is
excessive for duplex density development.
Staff recommends approval.
