Present Use of Property: Single Family Residence Proposed Use of Property: Same Staff Recommendation: Though this structure is in fact a nonconforming structure both because of side and front yards, this is an ordinance, created variance request. The front yard encroachment does exist but is of no consequence relative to the proposed construction. What is at issue is the change in the side yard requirements from five to eight feet in the duplex district. The proposed addition will add nothing to the encroachments of the structure. Staff recommends approval.
