Proposed addition will eliminate, an existing carport and provide a parking facility on the ground floor, with additional living space above. The existing house sits well back on the lot and the only access to the parking area is through. a ten -foot alley to the rear of the property. This alley also serves another house just east and south of the subject property, and the alley dead ends near the second house perhaps 75 feet to the south of this property. Two other houses including Mr. Vroman's back up to this house and have their frontage on Country Club Boulevard. On site inspection shows how tight the arrangement of the structures is. Two variances would be required to permit this construction as proposed. (1) A rear yard variance to permit a 14.5 foot encroachment and (2) a side yard variance to permit encroachment of 1.3 feet along the north side of the house,, lining up with the exisiting structures. Staff believes that the proposed addition is excessive and that no hardship exists to indicate approval should be granted. Staff recommends denial of the variances requested.
