No external changes in the property are anticipated. On-site review shows that there is adequate land area for the provision of the off-street parking required. The existing structure meets the required setbacks in the new ordinance, except for the fact that the porch does encroach into the required front yard (a condition which was legal under the ordinance just repealed in 1980). The ordinance specifies a 7.000 square foot lot for two-family use, and the property under consideration does not quite fit the criteria. SUBDIVISION COMMITTEE REVIEW: The Subdivision Committee chose not to make a formal recommendation because there is no particular site plan issue germain to the application. It was determined that adequate parking could be provided and that every other normal question regarding landscaping, building location and curb cuts would be moot. STAFF RECOMMENDATION: Staff recommends approval. COMMISSION ACTION: The applicant was present, and there were no objectors. After a brief discussion, the Commission moved to approve the application as filed. The motion was passed: 7 ayes, 0 noes and 4 absent.
