1. NEED AND/OR DEMAND
The applicant states the intention to offer the land for
future industrial development. There is no known
development project pending.
2. COMPATIBILITY WITH MUNICIPAL PLANS
The proposed zoning is compatible with the Suburban
Development Plan as now written. No other plans exist for
this area.
3. EFFECT ON ENVIRONS
No particular environmental impacts are expected. There is
existing industrial development in the area.
4. NEIGHBORHOOD POSITION
No adverse comments have been received.
5. PUBLIC SERVICES/EFFECT ON
No adverse comments have been received.
6. UTILITIES/EFFECT ON
The Water Department states that only limited water service
is available to the property at this time. There was no
mention of future availability. No other comments have been
received.
7. EFFECT ON PUBLIC FINANCES
Industrial development of the property should add to the
City's tax base and economic welfare. Presumably,
industrial development would also provide jobs for the
City's residents.
8. LEGAL CONSIDERATIONS/REASONABLENESS
There is existing industrial development established in the
area, and the proposal is compatible with the Suburban
Development Plan. The application appears to be reasonable.

9. STANDARDS OF QUALITY
No standards of quality have been addressed.
10. TRAFFIC AND STREET RIGHT-OF-WAY
Alexander Road is shown as a minor arterial on the
Master Street Plan, requiring an 80 foot right-of-way.
The applicant's survey indicates no prior dedication
of right-of-way for this road. Therefore, the
applicant will be requested to provide an easement for
40 feet. The applicant has agreed to provide any
required easements.
ANALYSIS:
This property is located within a large area designated for
future industrial development on the Suburban Development
Plan. There are existing industrial developments nearby,
and Staff feels the requested zoning is reasonable and
appropriate.
STAFF RECOMMENDATION:
Staff recommends approval.
COMMISSION ACTION:
The applicant was present, and there were no objectors.
After a brief discussion, the Commission moved to approve
the application as filed. The motion was passed: 7 ayes,
O noes and 4 absent.
